BD 10 should always be your ultimate goal (even though recent LTQ unit stat inflation is making dragons increasingly less important).

I didn't upgrade my manors past lvl 1 until I had my BD10 (at level 137), because I sold both off each time I upgraded my BD (8, 9, and 10). Sure, it's lost gold (only receive half of cost of the most recent upgrade, so more lost gold the higher you upgrade them), but I'd rather minimize my overvault time and avoid losing the gold to raiders. Plus, once you get to 8, you can load up on Hydras to improve your attack and defense (unless you're a straight baller like some people on here and just make a mad dash to Dragons).

You get 50% of last upgrade cost of the building you are selling. You don't need to be good at maths to deduce the equation answer.
